Step 1 - Pre-Inspect: We'll thoroughly inspect each tile and grout line for stains, cracks, or other potential hazards. We'll assess the type(s) of soil present, and we'll also test to see if your grout currently has sealant on it.

Step 2 - Sweep/Vacuum: Just like with carpet, if necessary, we'll remove dry soil before introducing cleaning products or steam.

Step 3 - Protect: Depending on jobsite conditions and surrounding objects, we'll install corner guards to protect your walls and furniture from our hoses and equipment. If necessary, we'll take the time to mask sensitive baseboards, appliances, or other objects which may be damaged by certain cleaning products.

Step 4 - Pre-Condition: We'll pre-spray the tile and grout with a specialized cleaning solution formulated to break down grease and oils.

Step 5 -Agitate: Using one or more tools, we'll scrub the pre-conditioner into the grout lines to help ensure penetration for maximum effectiveness.

Step 6 - Steam Clean: We'll use our patented, high-pressured tile spinner tool attached to our truck-mounted steam cleaning system to blast away the soil and our pre-conditioner.

Step 7 - Treat Stubborn Stains: If any stains or areas of discoloration remain, we'll attempt to remove them with the appropriate cleaning agent(s).

Step 8 - Post-Inspect: After the cleaning process is complete, we'll thoroughly inspect the entire floor to ensure that it's as clean as possible.

Step 9 - Seal (optional): We can apply a sealer to your grout lines to help prevent future staining and discoloration.

Tile & Grout Cleaning FAQ:

Is this safe for my tile?

Yes. We adjust water pressure, water temperature, vacuum suction, and chemistry based on tile type and condition. We always perform a pre-inspection to check for cracks or other damage. Tile floors with extensive cracks and/or missing grout may require a different approach to cleaning. We never take a one-size-fits all approach to any cleaning, and we'll always discuss the best options with you prior to cleaning.

How long does tile & grout cleaning take?

Residential jobs usually take 1-3 hours, depending on square footage and soil level. Commercial jobs can take longer if we're dealing with thousands of square feet.

How long until I can walk on it?

Usually within 30-60 minutes. If you've opted for grout sealer, we generally recommend keeping foot traffic off of the area for 1-2 hours.

Will my grout look brand new again?

Heavily stained grout often improves dramatically, though permanent staining may remain. Factors that impact results include length of time since last cleaning, type of grout, and whether a sealant was applied following your last cleaning. Waxy floor cleaner buildup can also hinder results, which is why we do not recommend these sort of cleaning products.

Do you clean showers, countertops, or backsplashes?

Yes, yes, and yes!

Do you offer grout sealing?

Yes. We offer clear sealing only. Sealing your grout following cleaning can help prolong the clean appearance of your grout lines. Sealer should only be applied immediately after professional cleaning. There are some cases where we do not recommend sealing your grout following cleaning due to adherence problems. We'll be happy to discuss what's best for you and your specific floor.
